Denver’s Low Housing Inventory Means Now Is the Time To Sell

Surprise, surprise, Denver is experiencing a housing shortage. Inventory of unsold homes in the $200k to $350k price range in Denver, CO is down, way down. Active inventory of homes for sale is disappearing and is down -40% year over year! This is great news for sellers across Denver  metro.

Inventory is selling quickly and drying up in Denver’s historic neighborhoods. These properties are moving into and out of the market fast as buyers pick up the best Denver homes and most affordable Denver properties first. In fact, I’m currently working with seven buyers that can’t find the property they need. Unless more homes come up for sale soon, these buyers will have a long wait to find their dream home.

Denver is experiencing a tight home inventory period. Buyers are still finding affordable property to upgrade to once they sell their existing homes. There’s plenty of buyers and very few homes that people want to buy, creating this housing shortage. The Denver Post calls this a lack of “compelling” inventory. All the great, move-in condition homes and affordable houses are going under contract quickly, leaving the undesirable, overpriced homes behind to remain on the market.

With housing still affordable and mortgages inexpensive, there’s hopeful indicators leading to a strong spring home-buying season. According to the National Association of Realtors, the national average commitment rate for a 30 year fixed-rate mortgage was 3.92%. That’s a record low! There’s plenty of buyers and investors competing for foreclosure sales and affordable properties with 23 percent of national home sales being sold to investors.
