Am I risking anything by making a backup offer on one property while also making offers on other houses? Nope! If you make a backup offer, what you are saying to the sellers is that we have interest in your house and we are putting an offer in as a backup in case your first position offer fall through. If you choose to make an offer on another house and your offer does get accepted, your Realtor should have put provisions in the backup offer that says that they will notify the listing agent on the house you have a backup on, that you found another property and are withdrawing your offer to purchase. If a house is already under contract can I submit a backup offer? Yes! Talk to your Realtor and they will contact the listing broker representing the seller to check how far along the house is in the process. If they are past inspections and past appraisal, there's probably a good chance you will not win that property. The best time to make a backup offer is when the house just recently went under contract in the last day or two and has not yet gone through inspections. Backup offers are more common when dealing with non-bank owned properties. In the current Denver marketplace where homes move so quickly, it's a good idea to place a backup offer on a home you love because the first position buyer may decide to pull out.
